Renting Our House out in Las Virtudes

Hi, we have a house in the Villena area and are thinking of renting it out. Does anybody have any advise? Do we need to go through a local agent? Can anybody recommend any agencies? Can we just ‘do it’ or are there rules or issues we should be aware of? Does anybody know of anybody looking for a beautiful 4 bedroom house 10 minutes from Villena? 

Can we advertise our house here on the Villena Forum?

Hi David, I know this is an old post and other than fact we too have holiday home just outside Villena, (not Las Virtudes) but I have read many posts re. renting homes out. Apparantly you need a license to rent out, you cant just "do it". There is strict criteria of room sizes and someone will assess your property. It also appears to take a long time to get a license too. Hefty fines if you dont have one.

HI Pauline,

I've only just seen your message. Thank you for writing and sorry I haven't responded before now.

We did a bit of research and my understanding was that there lots of rules and regulations about short-term / holiday letting (so much so that we had no chance) but for long-term letting, where somebody comes and lives in your house, things were much more relaxed.

Do you know any more about this?

Sorry I dont have any info re letting. Funny enough I thought short term holiday lets were less stringent than long term lets. Learnt something.Its not something I would do but I just knew there were rules regarding letting in Spain

If you are letting long-term then it is best to talk it through with a legal adviser in Spain as the laws are favourable towards the tenant.  Always use a proper contract and make sure it conforms to Spanish laws.  You need to decide if you will rent out privately or use a local rental agency.  If the latter then do a search and contact several in your area to see how they compare on fees and services.  If you can talk to someone who uses that agency already to see how effective they are in the event of covering an emergency (eg burst pipe), forwarding the rent every month and checking on the property.
