Does anybody know how I contact the person who runs the forum Is it Jan? I'm trying to ask about an ad I posted. I've written to all the places I can find but haven't had a response.

Hi Les, great - my house in Villena has 3kw power and it keeps blowing. We’re trying to reduce the strain and use gas (heating, etc.) where ever possible but it’s quite tight. How difficult is it to get it raised to the next level or should we leave it as it is?

Hi David, apart from a couple of things,It is not a big issue changing your Contracted Power Capacity , but it may involve you obtaining an Electrical boletin ( Test and Inspection Certificate ) , which could also mean you may have to have your installation upgraded ,if not to modern standards.

Before beginning that process ,and in reference to the question put above by Pete, can you give in more detail the circumstances of the situations when you are losing Power.

I.E are you sure your Power Capacity is the problem and it is not a fault on your internal wiring or Appliances. Firstly,  what is tripping, and having to be reset, ?  is it a switch in your fusebox, or is it the meter itself ?

Hi Pete & Les,

I asked our tenant to explain the problem......

I don’t think it is an appliance, as individually they all seem to work ok. However, if the water heating is on, and the washing machine is on, it then may or may not trip (depending on the washing machine cycle).

Sometimes, they both co-exist without problem, but if you were to switch the kettle on it would most likely overload the system.

Please remember that this is WITHOUT any of the electrical radiators being on, so it would be significantly worse were the electrical heating to be in use.

Moving the water heating to gas may well prevent further problems, but those problems would re-occur if the incoming tenant put the electrical heating (or air conditioning) on. I cant be certain on that one.

It never throws a circuit breaker and it never even trips a switch (all of which I find very confusing) it just cuts the electricity supply to everything. To correct it only takes turning the main circuit breaker off, then back on again, and the power returns

Hiya Dave,

Thanks for getting back with further details which have been very helpful in allowing further advice.

Again, I second the good advice provided ,in the previous post , from Pete.

We now are in possession of information in regards to the property being tenanted .With this in mind it would most certainly be beneficial in having adequate Electrical Capacity for the Tenants . The Appliances you state as being within your property,  do indeed dictate your present Capacity is underzised.

A full Inspection and Test of the Electrical system of the property will also provide assurance to you that the property is in a safe Electrical condition for your Tenant(s), and therefore give confidence you are complying with statutory Licensing  Regulations, as far as the Electrics are concerned.

Good luck and dont hesitate to come back for any further advice or guidance.
