Hi guys, wanted a little advice. Found property in Xativa area. Our estate agent has recommended we use the same solicitor's as the seller (same company but different solicitor) for speed and ease. Feel a little uncomfortable with this, just wanted your take on this as I know many of you will have gone through this. Don't know if it's relevant but property is relatively new build (6 years) and rustic. Many thanks in advance.

The best advice anyone can give is NEVER use the same solicitor as the seller.The basic problem is that you cannot be sure they are acting solely in YOUR best interests. You may be lucky and not have problems but it is something really better avoided . The word 'rustic' rings alarm bells for me , depends what you mean by 'rustic' but if it's in the countryside, on rustic land, you really really should have your own independent solciitor as that can be a can of worms.

Thanks for recommendation, was thinking maybe better going with Solicitors in same region of property, Xativa, as I have been advised sometimes there are differences between certain areas?

Hello Tracy, sometimes even an independent abogado will only do the minimum required to get the sale through and get paid. You are absolutely right about different areas doing things differently but unless you get recommendations from someone local who has also bought a rural property, I would strongly recommend at least contacting Kim's recommended abogado.
