Hi guys, I’m visiting on the 1st August with the aim of viewing property to buy in xativa and move here before the end of the year.

During the 4 day visit I would like to 

A, meet with a solicitor

B,get my bank account sorted (non resident)

C, get an NIE 

D do as much as I can to secure residency.

If this was your objective and time scale and with the information you have alongside your experience, what would you do/bring with you 

Who would you use/not use for legal guidance 

What handy tip could you offer me

Before I did anything, I would check out Jim’s guides. You’ll find them on a tab at the top of the page. Other than personal recommendations, you’ll find just about everything and more that you need.

The forum is a great source of information with friendly, in the main 😂, forum members. I wish you well

You do realise that to apply for residency and gain the TIE you also need to prove that you have enough income to satisfy the authorities that you won't become a burden on the state. You will probably need to show that the income (at the moment between €750 - €900 per month) has been  paid into a Spanish bank account for the last 3 months or a substantial lump sum. You will need to prove that you have full healthcare paid for a full year and a Padron which is less than 3 months old. 

The TIE is essentially for people who are already living in Spain full time. Owning a property in Spain does not give you any special rights to residency.

Read Jim's Guides that can be found in the drop down list of the menu on the left hand side of the page. The guides will give you valuable information about all aspects of gaining residency.

Sounds daft but install a compass app on your phone. You don't want to buy a house/flat that's facing the wrong way and gets only a few hours sun on the balcony. Sun rises in the east and sets in the west.

Find a lawyer - DO NOT use the selling agents lawyer.We used MSG Legal in Alicante - Ask for Javier Iniesta.

You need an NIE before you can open a bank account in Spain. I doubt you'll get one on a 4 day visit but lawyer will advise.

When you go looking at property DO NOT sign anything and DO NOT pay a deposit to the selling agent. If you're interested in a property, contact your lawyer and let them take it from there - that's what your paying them for. Ask the agent how much the community fees are per year.

As a rough guide take the purchase price and add 13% - that will give you roughly the amount the purchase will cost you in total once you add purchase tax, land tax, notary fees etc.

I can't help with TIE or residency as I haven't done it but again, lawyer will advise.

Unless you know the area very well already, 4 days is really pushing it. Buy in haste and repent at leisure.......There is nothing stopping you finding a rental as a long term contract will suffice for Residency and this will give you time to find the property that is right for you rather than just something to enable you to get Residency. 
Buying and selling here is an expensive process and properties can be on the market for years, especially if after the end of the transition period when there is likely to be a dearth of Brits qualifying for the new post Brexit requirements. For every 100k you spend it will cost you 13k and if you get it wrong there will be even more cost and stress.
It is too soon to know what the effects of Covid and Brexit will have on the property market here yet and as far as I know there are no plans to help the property market such as the reduction in stamp duty in the UK.
Go ahead and set everything up, NIE, bank account etc and it would be a good idea to give your independant abogado Power of Attorney. Don't listen to estate agents who will tell you it is easier, cheaper and quicker to use their own recommended abogado as they will have a conflict of interests.
Also, as long as you are living here before 31st December and can prove it, you don't actually have to have Residencia before then so the three months of income to a Spanish bank account can go into 2021.

I was under the impression that the TIE was the new Residencia and that persons who already hold residency can apply for the updated new TIE.

That is true and no one has stated anything different.  The OP has not got residencia yet so in no position to do the swap for a TIE card.

You do need to live in Spain full time to apply for residency. 

You need to apply for residency within the first 90 days of living in Spain.

If you meet all the necessary requirements you will be issued a TIE.

If you already have a green residency card you can swap that for a TIE.

You can't have residency in the UK and Spain as the will be untold tax implications.

It was the wording in your first post that confused me, The TIE is ESSENTIALLY for people who are ALREADY living in Spain FULL TIME. Your second post now makes sense and thank you for your reply and for clearing this matter up. Peter.
