Hi everyone
Thanks for the help in how to find the owner of the property and I now have the Nota simple.
It shows my father in law as the registered owner but he died nearly 38 years ago.
I paid 15 euros to ask a question and all it says is that no new deed has been registered so it looks as though brother in law has done nothing about it. I know FIL had a will as shortly before he died he gave us a copy of a letter he had sent to my brother in law stating that the substantial sum of money he owed would be deducted from his share of the estate as outlined in his will.
My first question is that BIL built an extension and a swimming pool which appears on the registry so he presumably had planning permission but could he do this without being the property owner.?
Secondly, there is a 2,500 eu charge on the property for outstanding urbanisation fees dated 1995 so presumably he has been paying them and the taxes since then but as far as I can see there is no way of accessing these without a digital signature and the same for the valuation certificate. Is there any way round this?
Thirdly, he has been letting out the villa with VRBO for at least nine years so should he have a license to do this and presumably pay Spanish tax on this income.
I just find it all rather unbelievable that he has got away with this for so long especially since Brexit which was a nightmare in Greece where we lived for 14 years. The bureaucracy there was terrible and it felt almost like you could not even breathe without a paper in triplicate and officially stamped and a fine if you don't have them.
Like I said, at the age of 82, I am loathe to get into a long legal wrangle and a part of me feels maybe I am opening a can of worms and ending up taking part responsibility for his shortcomings.

Hi everybody.
I was wondering if there is a land registry in this area as I want to register an interest in a property.
I am in a very difficult situation as I have recently found out that we had been lied to by our brother in law/brother. My husband and his brother inherited their parent's villa in La Fustera about 25 years ago. We were advised not to leave it empty so rented it out. As often happens, we were cheated out of a lot of money so contact was minimal. Four years later when my husband contacted him about the villa, my brother in law informed him that he had not realised the tenant had stopped paying in rent and had now claimed squatters rights and we had lost the villa. Since then we have had no contact.
My husband died recently in Greece and on my return to the UK found pictures on Facebook posted by BIL's partner of their lovely villa in La Fustera showing pictures of our villa. Admittedly they appear to have added a swimming pool and turned the undeveloped lower level into living accommodation and at the time I was in no mood to embark on what I knew would be an upsetting journey so let it go.
Two weeks ago my son was messaged on Facebook by a friend of BIL saying it was imperative my husband contacted his brother urgently to which of course my son replied he had died and what was it about and why was he rather than BIL contacting us. No reply. I messaged the man and said BIL should contact me personally and the answer said he would pass on the message and since then nothing. My son and I both feel it was a fishing exercise to confirm my husband's death.
My Scottish lawyer tells me it would be a long and expensive legal battle involving UK and Spanish lawyers, something I am reluctant to embark but my son has said he does not want him to get away with what he has done and has offered £500 to at least throw a spanner in the works and make life difficult for BIL
In Greece, it was common practice to lodge a paper at the land registry for outstanding debts, liabilities, mortgages etc. so I was wondering if there is something similar in Spain. If so, the name of a local lawyer who could do this for me would be appreciated.
