Do you really need a Notary? We didn't see one until contracts were completed.

They have a gestor (Uma) and an abogado so anything that can be done by the lower cost gestor will be, thus saving you money.

Uma is a lovely Spanish lady who speaks fluent English and gets things done. 

You don't need to have anything just make sure if you sell to a non-speaking English person you book the notary the one recommended above is great, on the day you take passport, deeds, proof of fiscal residency if you have it, if you don't and are resident I suggest you get it now as it could take a while. We have done this five times now never bought or sold with a solicitor or estate agent never had to pay a penny selling as the buyer picks up the tab. If you buy and use a notary who speaks English he will point out anything that is wrong and not allow you to sign until it is corrected, this has happened to us twice, took a couple of hours to fix then signed. The first question the "other side" ask is oh don't you have a solicitor we can fix you one etc, etc kick backs galour the notary by law is not allowed to let the sale go through if it is not correct on the papers. The solicitor checks if there are charges against the property, utilities up to date and if the house plan matches the deeds these are all possible to do yourself, you can also register a new property it is quite easy the office will give you directions and the paper you need will come from the notary. You can also arrange to pay any "extra" tax at the office over a period of time if you want. if you have a mortgage on the property then this will need deregistering just tell the bank and they will go and sign it off in the notary you don't have to be there it is their responsibility.
