Buying through an estate agent vs buying direct from a builder

We are looking to buy a property and more than likely it's going to be a new build. Will we get a better deal going through an estate agent or dealing with the builder directly ?

Both will be  untrustworthy. Go with the one that offers you the best price. Make sure you have your own solicitor not one recommended by the builder or the agent.

It will be fine your solicitor will protect you from risk.

Ty 27193.... it’s just a little bewildering    Some estate agents have said to do not register  with a builder as then they cannot offer discounts etc.  Was wondering if we were doing the wrong thing by driving around and going direct.    Would the estate agent get us a better deal ? Or does it really not matter ?

Play it cool. Register with both. Whichever gives you the better  deal proceed with. Agents are untrustworthy however if you have a good solicitor and are savvy. You will be fine. All I will say is unless the property is built and you can see it. Don't buy off plan or anything which is 70 % built

Totally agree and get an independent solicitor do not use the estate agent or builders or you could get nailed. we know a very good one in Benimar near Rojales but you may want one closer, if you need details let me know.

Personally I find new builds are not in great areas, ie too near the crowded areas and busy roads( which can be a nightmare in summer) buying in astablished areas to my mind ( if you drive around) you will see that you can have the best of both worlds ie quite and also not far to go for the shops and many bars

Only my opinion of course

The only problem with resales is that the type of property and area we were looking at the houses were 150/200 k euros but still they were dated and after spending 20k on them they wouldn’t be worth more . At least with a new build we won’t have continuous work and we can concentrate on using it as a holiday / relax Home.   We will still be looking at resales but atm the prices don’t seem to be the best option to us.   I’m not looking to immediately make money but I don’t want to invest in a property and renovation work if it’s not going to be cost effective.

True

We bought back in 2003 and paid top dollar however we really like the area and although they dropped drastically from 08 things are back to near where we were tgen, wouldn’t sell anyway 

But if you looking to make money on spainish property look elsewhere imo...  however I love it here and don’t care about the money...,, as I say good luck with your search
