Hi there - I currently let out my 3 bed townhouse from time to time through an agent - they use Holiday lettings and charge £500 per anum. 

What do others do and what is the success rate?

Hi David

My experience has been that an agent will charge 1x Month rental per year (or 11 month contract) as their fee. They usually advertise and manage everything for you.

Remembering that agents obtain an excellent commission on house sales which makes rental pale in to insignificance and basically there is not much money in rentals for the agents, which is why a lot dont bother.

Personally, I would recommend an agent, it appears a name has been offered also so its worth checking out.

I know giving up 8% seems like a lot but it will all depend on how you value your time and effort.
