Not a "load of rubbish" at all. Our first property was a flat with Atlas (no, we didn't know any better over 20 years ago) who used their own lawyers. After we'd bought and paid, we were informed the builders (who have subsequently gone bust) had take mortgages out on the land which the solicitors hadn't checked on. After 3 years of owning it we were presented with several bills, the last one being 4,000 euro, to get the builder's mortgage annulled. It was only after all this that we found out that Atlas and the solicitors were actually the same company.
Many hundreds of buyers at the time did the same thing to find that the builders had built hundreds more houses than they were granted a licence for. All agreed to by Atlas and their solicitors. Some, in the area of El Galan, didn't have electricity or water contracts for a good 10 years after buying and had to go around to individual owners to collect money and pay the bills coming in. There were huge threads on this on other sites ongoing for many years. Eventually the homes were given retrospective permission but the owners, who had paid in good faith, had to pay out thousands in land purchase and court hearings plus habitation licences.
You may have been lucky with Sun lawyers but on our first purchase the solicitors were working for the benefit of Atlas and not us.
The advice to get an independent lawyer is very valid as, if anything goes wrong, it will be the buyer who ends up paying.
Our 2nd and 3rd buys were done with Abaco as they were independent of both the agents and the builders and everything was done with our best interests at heart, not those of the companies.
