A good rule of thumb to use when buying property in Spain is to allow an extra 15% of the agreed purchase price to cover all legal fees, taxes and other charges. You won't be far out.

You should allow at 15%. To cover Property Tax, Solicitors fees. House insurance. Do not open a Spanish Bank account. Send me PM I will send more information about buying and saving you a few bob

Sorry, I would not suggest such stupidly, You do not need a Spanish Bank account as many contribution from people who use Wise and Revolt and a few more online Banking forum for Domestic bills. I purchase a Property in Torrevieja and never opened a Spanish Bank account or never will. Again has been highlighted here many times. The expensive Banking fees they charge 😤

The OP has said he is going to move permanently. I have never had any bank charges as a resident here with a Spanish bank. Plus a resident would need access to more funds than one of the online banks like Wise allow so having a Spanish bank account makes perfect sense.
Just had my statement of charges for the last quarter and they come to 60 euro. Next line states discount (for paying in a fixed sum, using the credit cards and having direct debits) is 60 euro. Total charges 0.00.
Yes, if the OP was going to buy a holiday home then getting an online EU bank would make sense but not as a permanent resident.
Oh, and the fixed sum to pay in is 300 euro a month.

Using a spanish bank account has 2 negatives attached to it,
1) Fees: spanish bank fees are very high and are aimed at non-residents especially
2) Having a spanish bank account means that the government have access to your account (to take fines/payments etc) without your express permission and MORE IMPORTANTLY can FREEZE your account and deny you access to your own account
Even REVOLUT have been pressured to issue spanish IBAN numbers now, to comply with the commie spanish rules
I use my home bank account for most, a REVOLUT account for travelling and an N26 account (with spanish address and spanish IBAN) for all my dealings in Spain
Always remember that cash is king, but Spain(and soon all EU) now has a law that NO BILL OVER Euro1000 can be paid in cash, so that they can trace everything

The OP has stated they are going to become residents therefore the charges for a non resident account don't apply.
Yes, you can only pay for goods under 1,000 euro for a resident but non residents can pay up to 10,000. However, this is an attempt to stop money laundering.
You are aware the UK government can take money from your account as well, It's called direct recovery of debts and the HMRC do it all the time.
The UK government can also freeze your bank account for things like unpaid taxes, unpaid student loans or it can be frozen for a creditor seeking payment. You are getting a bit paranoid on the Spanish government doing it.
"Commie Spanish rule"? Really? If you have that opinion then why do you even come here? If I had that view of the place I'd be living in the Cayman Islands.
