Anyone recently bought on the Alkabir urbanisation in El Campello who can advise on what kind of offer to pitch? in the uk I would pitch at 10% below asking price and negotiate up if needed. Any ideas what percentage is acceptable in the current Spanish market without insulting a vendor whilst still getting a good deal?

How is the local property market going?

In part it depends on who you're pitching to. 

If it's an estate agent, then go in low - he'll likely have built in a lot for himself.

If the owner, then ten percent sounds about right, if you're satisfied that the price asked is a reasonably one.

As I'm sure you're aware, first check what other properties in your preferred area are selling for. There are a lot of people who bought when the property market was booming, and want to try and recover what they paid. This may work in some areas, but in other areas values have halved from what they were ten or so years ago.
