Cancellation of Mortgage

I completed my mortgage last year and was only notified by my bank a few weeks back that the mortgage should be cancelled via my Notatry. Apparently this is down to the individual as the Banks wipe there hands of you once your martgage is paid off ?.

I therefore contacted my Notery and after several emails and phone calls I have been quoted around €700 for the pleasure. I then contacted other Gestoria and historia and got some more quotes which seem very expensive for the work that needs to be done.

I have since read further in to this and came across and article from a few years back that there was a proposal to dramt-icly reduced the cost of the registration of mortgage cancellation and deed cancellation.

What I would like to know is there anyone out there who has done this them selves as it seems like a lot of money for doing very little !, or could anyone recommend someone who could help at a reasonable cost for these services.

My question would be, should I do it now or should I leave it until I may sell my property ? 

There must be a lot of people who like me and your clients that do not know about this or should I say we where not informed of this !

This also happenned to us and our solicitor quoted 600€ to cancel the mortgage with LaCaixa. However they will only allow their Notary to do the job and have cancelled appointment twice. Now my solicitor has suggested he try requesting information from Land Registry to confirm we no longer owe any debt and therefore this will suffice. He is optimistic as its been 8yrs since we paid it off and he hopes to give us back our 600€. Dont know if you could ask your solicitor to do the same. This situation really annoyed us as when we asked for our balance to clear it a large amount was added to the balance(around 800€) and we expected that extra amount was to cancel the mortgage, but apparrantly not.

 It sounds like its worth a try..

So your saying that if you get €600 back its cost nothing ?.

I recently read that all the registry charges and notary fees should have been reduced to around 10 percent of the original charges. 

i.e, the original charge was €300  it should now be €30 , a far cry from the original costs, is there something us foreigners are not being told ?

I wasnt aware of any reduction in charges but we paid solicitor 2yrs ago 600€ to do this job and kept reminding him. He told me about Caixa demanding their Notary to do it and cancelled appointments. This is his suggestion cos if he can get Land Registry to confirm theres no debt then we dont need to pay Caixa for the privilige of cancelling the mortgage. We paid it off in 2010. I,m sure theres a million things we are not told (usually after the event and when its too late to do anythibg about it)
