Monitoring an alarm system ?

Good Evening,

We are moving to Spain in a few weeks, and the house that we have bought already has an alarm system in place. The previous owners have asked us to get the alarm system changed over into our names. I presume this is for the monitoring of the alarm.  What I was wondering is it possible to keep the alarm system, but not the monitoring, or does the alarm company take the whole system out if you do not have it monitored ?

Can anyone assist with this please.

It's very likely that the monitoring is by call or SMS to the property owners mobile and if so then in principal there are two types of system.

1. Direct where the call is initiated by the equipment in the property.

2. Indirect where the system is linked back to the alarm company and it's from there the call is made. 

In both cases clearly the recipients phone number needs to be changed and in the latter, if connected by land line, that of the property also therefore as it stands without further details your question is impossible to answer.

Frankly I'd have thought something like that would have been dealt with during the buying process?

I agree that this should have been dealt with by your solicitor.

If you have a copy of the contract with the alarm company, then check the small print and see if it allows a change of owner. If so, the easiest thing to do is to transact that change and leave things as they are until the contract expires.

If the alarm uses your landline to call the alarm company or the owner, then all it needs is to disconnect the feed to the landline.

I believe it's normal for the equipment to become the property of the householder when an alarm is installed, so it would be left in situ if the contract is not renewed.

Hi Marie firstly congratulations on finding your Spanish property, and best wishes on your move to The Costa Blanca.

I'm sorry to hear of your concerns over the Security Alarm System.

In an ideal world the Lawyer acting on your behalf with the purchase would have acted in gaining the Alarm information from the previous owners. If you have contacted them and it is the case that they have not done so then do you think ,if contacted, they would liaise with the Sellers or their Lawyer to look in to it on your behalf.

I did refer to an ideal world situation as , unless you were informed otherwise,  then it is possible your Lawyer was not in possession of any information in regards to an Alarm System, or indeed a  contract  at the property and therefore would not have undertaken any change of ownership procedure as is normal for Electricity, Water ,Suma, etc.

More Information via your Lawyer or fiom the previous owner is the best first plan of action.

If the Alarm system is on lease or on a  Maintenance  contract, the previous owner may well still be liable for keeping up payments until change of ownership of contract occurs and if that is the case ,would be eager to provide you with your required information whereby you could cancel such contract and continue to use the System if allowed for in the original Contract.

There is every chance installation of The Alarm System was paid up front and only the Monitoring contract could be in force.

I would suggest ,if not already done, the most important thing is to ensure the key switch lock on the control panel is changed ,or as more likely nowadays it is an Electronic keypad operated system, that you ensure the operating code is changed .
