How do i update my escritura ?

I need advise on how to update my escritura as it has had extensions over the past 20 years and the escritura is very basic

Where do I go to start the process?

There are all sorts of rules and regulations in different areas so best to find one as local as possible.

When we bought our villa it was up to the vendor to get everything in order and this involved a surveyor visiting and confirming the rough dates things were added. I think this cost the vendor €200 odd. It was stated that due to the age of the extensions there were no infractions. The vendor then had the Escritura updated and she had to pay 4 years worth of extra IBI (Suma) which is the most they can collect.

I'm not saying it is always as straightforward as this, just my experience.

My mother’s villa had to have her escritura brought up to date for similar reasons, she having lived there for 50 years, when systems were very different. Our abogada contracted a local architectural practice, who drew new plans incorporating all the alterations etc. This cost some 800 Eu. It then had to be sent off to the Land Registry, incorporating a charge, plus a fine from Valencia which wasn’t huge as I remember, plus of course the fees for the abogada. However, this ensured that it was fully compliant and legal, thus meaning that purchaser’s lawyers and banks could not raise difficulties over this.
