Slow completion

I am in the process of trying to buy a house in the Oliva area. Our offer was accepted and deposit paid in early April. Our solicitor told us completion should be early June, he then said that there were inheritance issues and we would not be able to complete until the end of June. We have now been told that things are being held up by some official in the town hall. Has anyone had a similar experience or am I being taken for a ride and does anyone know what the implications would be if I withdraw my offer, I think there should be an agreed completion time scale for buyer and seller on the sale/ purchase contract.

We paid our deposit in the April and completed end of November and our problem was that the Spanish vendor wasn't using a solicitor and the deeds had to be updated to include a swimming pool and an extension. Absolutely nothing progressed during August when much of Spanish officialdom closes down and town hall officials rarely rush!
Inheritance can cause problems as there could be multiple owners involved so unless you are happy to wait until it is sorted I would ask the solicitor for the deposit back as the property was never ready to be sold in the first place. It wasn't until we did this ourselves that things started moving.

Gosh,this is a wake up call. I am so sorry to hear of the delay.By posting this, you have made me, a prospective property buyer,, aware of difficulties that may occur. It is something I shall ask my solicitor about before things get underway. Thank you. I wish you well.

To try and avoid any delays try to make sure the property plans are up to date. The place we are trying to buy had a swimming pool and outbuildings added after the house was first built, planning permission was granted but the additional constructions were not added to the plans.

It should be noted that if you are in fact entitled to get your deposit back because they can't meet contractual obligations then you should be entitled to getting double your deposit back.

Of course a good abogado should be consulted.

Yes we should be able to cancel the contract but the house is where we want it at what we think is a good price so we will give it just a little bit longer.

Can I change my abogado if we decided to try and get our deposit back, because I am not sure about the one we have.
