Does anyone know of anyone that can advise me on the relivant forms to give to the town hall for a reform to put a bedroom on my upper floor. it’s not a major alteration as I’ve had an architect come and tell me so , but he’s let me down.

Hello

 Simple way is to go the the Town Hall & ask there, you will get the correct  advice & information regarding what paperwork they need.

I have already done that and they give me the license forms. The architect that came said my job did not need that. As I am only changing an existing area by filling in the front. You will probably know the type of property ( lola type)

I hope this helps.

It seems you have to get agreement from the community first. If they agree, once the licence is obtained and the work completed you will then have to get the deeds changed to reflect the extra living area. If this is not done, if you put the property up for sale in the future the deeds will not match up which could cause problems. Your IBI may also increase.

Sorry, I can't help with the forms as our architect dealt with everything.

Hi Bandangela,

Your architect may have let you down because they've realised that they gave you incorrect advice.  Almost everything you want to do to your property in Spain requires either an "Obra Menor" (Minor Work) or "Obra Mayor" (Major Work) licence from your Town Hall.  It's not clear what you mean by "by filling in the front", but anything that extends your living space will require a licence, which may well lead to a recalculation of your IBI (Council Tax) once the addition is updated at the Land Registry.

Thanks if I’m not mistaken he said it was minor work. He did say however that because it was going to finish up as a bedroom I will be paying more .just a matter of getting the correct paperwork now
