Hi 

We are going to buy a property in the Moraira area in 2025. I have recently read that there is opposition to people buying on some of the islands and this is also the case in Malaga. I understand why this is happening with poor access to housing, inflated housing costs and the numbers of people visiting the islands with water and other natural resources limited. 

However, my question to anyone that can help is with local people are opposed to non-residents who are going to spend half the year out on the Costa Blanca.

I've been a full time resident near Pego for six years and I've never heard negative comments of the kind you mention towards resident or non resident foreigners owning property on the Costa Blanca.

I think local Spanish people recognise that such people are vital to the economy of the area and are happy to see them here. By the way, Moraira has a reputation very much as a summer resort which is quiet off season, which suggests that a large proportion of the housing stock is non resident.

Some up in Catalonia, especially Barcelona, but the Costa Blanca they seem to be welcomed. Not heard of any protests around this area but there is no shortage of housing and us furriners seem to buy property designed for us. Even in the older towns I've not seen any such protests.

When you say restrictions being mooted, do you mean on rentals? The councils are getting a bit of flack from hoteliers about too many rental properties. Plus, unless the municipality is officially designated a site of special tourist attraction, they lose out on the grants given by the regional authorities to provide services to permanent residents. Still expected to provide all the things like rubbish collection, street lighting, repairs etc without receiving the funds.

Some councils have placed a cap on the number of properties being allowed to rent out by second home owners. Guardamar, for example, only allows new permits for detached houses in their own grounds or apartment blocks solely for use as tourist lets. Some communities are also voting against any more licences due to the burden on amenities. (Like ours where some lovely renters decided it was too far to go to the house so did a jobby in the pool - twice, or thought it would be a jolly jape on their last night). 

But I don't think you'll find much animosity to 2nd home foreigners around here. If they all moved out there would be many towns becoming ghost communities and the shops would suffer a great deal.

Thanks for the overview, l can see the justification for reducing holiday let's, we are looking to buy as non residents and spend at least 6 months in Spain per year.

There may be isolated incidents, or tennagers playing games. On the outskirts of Pedreguer, on one of the back roads, there has for years been spray painted on a large wall, in a shade of lurid green ‘ tourists go home’. I doubt anyone is too bothered about it!

The Pedegurer area is also being  considered, however from what you are saying, opposition to those buying property in this area is low level.

In fairness, I think Moraira has the perfect balance peak/off peak. It’s certainly busy all year round, with very few bars and restaurants closing for it.


Just ensure you choose a place within the Moraira taxi area, as the rules don’t allow taxis to pick up outside of the area. We are in Benitachell…….just, in fact more Moraira than Benitachell. We have very few taxis in Benitachell, and those that are there will always favour a more lucrative airport run rather than drop you into Moraira.


a Moraira taxi, can take you home, but the journey must start in the area.
