Register to rent out a property.

Hi, we have had our 3 bed apartment for 7 years and never rented it out. Now our son is getting older he would like to visit some other places so we were thinking of renting out the apartment. 

Does anyone have any experience of how to apply and register for the correct permissions to do this? I’m guessing it’s not going to be quick or easy 🤣

It depends what type of renting out you wish to do.  If you are going to rent it out for someone to live in permanently then you don't need a License, but obviously you need to look at the implications of having tenants and their rights.

If you are looking to do holiday letting then you need a Tourist License.

Three stages: 1 - you will need a Certificate of Compatibility from the Town hall to say that the property meets requirements.  To obtain this you apply with a valid habitation certificate, copy of last IBI (suma receipt) copy deeds (Nota Simpla is sufficient), copy of NIE and passport.  

Stage 2 - apply for the actual License via the office for Tourism in Alicante.  You will need an EPC as well at this stage.

Stage 3 - once you have the License you need to buy your official plaque, official complaints forms and obtain login codes for registering your guests on arrival.  Currently this is done via the Hospederias website but that is due to change in October this year to a new website.  You will need a reputable keyholder for checkins, cleans and emergency cover.

As a non-resident you will need to submit quarterly tax reurns in Spain.  If resident in the UK then tax is straight 24% on gross rental.
