Hi to all Catral residents

About to complete on a villa in Catral. No HC but documents from Town Hall saying no charges or orders on it. Now found out on ‘sinking ground’ but low risk. The villa doesn’t show signs on sinking.....but has a little rising damp. Previous owner lived in it for 17 years.

Was under the impression that we could get a HC if we installed European biological tank but been told definitely not be able to obtain HC

All comments would be greatly appreciated as due to complete tomorrow.

Many, many more articles available. I think Catral was a special case as corrupt officials in the past have overcharged for the Habitacion Certificate and therefore everything has stalled but unless in a protected park area, they are just some of about 120,000 illegal properties in the province of Alicante that have been bought and sold and lived in quite happily for many years and there are estimated to be 400,000 in Valencia as a whole.
With the confusing and ever-changing political set-up it seems as if there are never enough politicians across the spectrum who agree at any one time how to sort this problem out and see it through to a final outcome.
It all started when dodgy developers started with a plot of 10,000 m2 which was the minimum area to build a property in a rural area up to 2% of the land and started to build up to 5 properties, making them illegal.
It is my experience just down the road in Albatera that there is no problem transferring the names on utilities on selling/buying but if the services are disconnected for any reason, you cannot be reconnected without the certificate. We paid for the new EU approved tank to be installed and now have our Habitacion Cert and certificate of no infraction but Catral will be different, especially if in the park. We do know that we are severely restricted regarding any further building works or hard landscaping.
If your abogado is independent from the estate agent and documents show no demolition order, you take your risk along with the 400,000 of us others!
I think we would have put the new tank in anyway as we are not nearly so restricted as to what we can put down our drains and toilets and we don't have to keep delightful little bins for used toilet paper.

People buying houses with no HC, so electricity and water is not on their name but on whoes name is it than?

I'm not sure if you were replying to my post or the OP but I had the water and electricity changed into our name shortly after completion with no problems at all and it wasn't until almost a year later that we obtained the HC.

Thank you so much for your detailed reply. Decision made, we love the house and Catral so will complete tomorrow. Followed by a long drive down to catch the channel tunnel tomorrow evening. Very long drive from Lincolnshire but best way to travel down with our dog.

Hi we brought a villa in catral 3 years ago had and new cesspit put in and the town hall  are getting ready with paper work and will start giving habitation licence on about October . Things are starting to get better now with all the catral villas we had no problem moving in just get a really good lawyer who knows about catral and it’s problems we had one from elche as my husband is Spanish it was a lot easier . Good luck and don’t listen to all the scary opinions. .
