rain water entering bedroom

Hi has anyone had any experience of rain water damaging the wall and ceiling of bedroom below. My question is relating to top floor apartment in Dreamhills 2. After all the bad weather Spain has had we noticed on our visit the back bedroom had black damp patched on wall and ceiling with white plaster fallen on floor.

Insurance reckon it is entering from the solarium above and so not covered. The way these building are constructed ,I don't understand how rain water can travel through a concrete floor to the ceiling or walls below.

Has anyone had similar problems and been able to solve it

Good morning,

Yes we had similar problem a few years ago.   After very heavy rain, we had a leak from roof terrace blocked/broken drain which caused water damage to a bathroom in our apartment.

Luckily we were there at the time and were able to summon help as big worry would be if apartment below was also damaged.    Thankfully the damage was not major.

We have home insurance BUT our community insurance covered the costs of repair.
If you are paying an annual community charge, then you should be covered by the community insurance for that type of damage.

Hopefully you get sorted soon.

This happened to our neighbours, the drain on their solarium was broken and water had leaked down into the 2 apartments below. The community insurance covered it even though it was a private solarium.

Hi Cheryl,

Yes we have a shared roof terrace.  

 Our helpful spanish neighbour phoned the community representative on our behalf. 
Thinking back, we did not receive any written confirmation or details of who actually paid for the repair.   Our neighbour just said community insurance would.   I expect it may have shown up on the annual reams of paperwork in Spanish that we receive from the community Assessoria.   

  It took a few weeks before a very good repair was carried out.   Thankfully it never rained again before repair was done.   
  No problems since.

Thank you, I live and learn! It takes all the worry away if the community choose to have this insurance.
