Hi everyone,

not sure if this is the right place, but we are about to purchase a property in the Playa Muchavista. With the signature closing in, we do wonder if we missed important things that come after (besides taxes, municipal and community fees). Has anyone tips on how to deal with utility companies? Our RE agent said that we can take over the contracts easily, but I am getting a bit nervous on how to transfer ie the water company contract under our names

Your solicitor will arrange all your utility contracts for you. You can always change later if you aren't happy.

Hi Stefan and welcome to the forum,

It's usually part of your lawyer's service to transfer the utilities from the vendor to the buyer - to be sure, it would be worth you sending an email to confirm that they are doing this for you.

Hi Stefan,

As the others have said, your lawyer should handle this for you as part of the purchase process &, I'd like to add, it's important to get them to do a thorough investigation of the situation as regards utilities because if there is any outstanding debt on the property at the time you sign the contract, you will inherit it with the property.

The reason I know this is because when we initially put an offer in on a property in Spain 8 years ago, the vendor had managed to run up a water bill of over 4000 Euro & the purchase fell through when our lawyer discovered this fact.

Thank you all for the feedback... I am getting a bit scared to be honest. We probably went into it a bit naive (aka without a local lawyer). The documents all looked good, but I start to think we are missing something.

Hi Stefan,

You absolutely need an independent lawyer to protect your interests - the estate agent works for the vendor, not you.

Ufffff... anyone can recommend one in Alicante? Im a bit in panic mode .. docs looked ok, but i might be looking at it from the experience purchasing property in Germany:-)

Hi there.  We moved to El Campello (Coveta Fuma) 6 years ago.  Our lawyer was faultless in all transfer of property categories.  They are called Sun Lawyers, a firm with an excellent reputation on the Costa Blanca - English speaking of course.  Look them up for their local office.
