First, find your own independent legal team to handle the purchase.  Good to use a personal recommendation but do speak to more than one and obtain a written quote and breakdown of their charges and what they include in that fee.  

Second, only pay money to your own solicitors (including any 'holding deposit' the estates agents will ask you to pay to them).  

Make sure you have allowed sufficient to cover your taxes - 10% of the property VALUE, not always the same as the purchase price - and all the legal fees such as conveyancing, land registry, notary and if your legal team will also be changing utilities into your name and setting up direct debits.  

Don't rush you decision, it is very costly to buy and sell in Spain so you need to get it right first time.
