Hi Lee,

I don't think we need to abandon petitioning the UK, we just need to re-write the petition in the way already discussed.  Keith had already anticipated this and we discussed it in the other thread running on the same subject.

What worries me that it won't be successful though is the UK's stance which is this : "It’s about something that the UK Government or

 Parliament is not responsible for." ???

I think you all have forgotton we have left the EU. Spanish law is the law. The UK government has no influence over Spanish laws and won't have any interest. The Uk government don't want Brits leaving the country, it all very political.

It takes ages in the Uk to evict any squatters or bad tenants. Even in the Uk, its a complete nightmare and costs a lot of money time and effort.

The UK government also made a law that tenants/squatters could not be evicted during the pandemic. As I have said before they don't want people living on the streets and in Spain there is very little social housing. You really will be wasting your time and effort thinking that a petition will have any influence on the situation.

I know how frustrating it is but its not going to change.

Hi Alfapash, I think if Europeans and Brits stop buying because of the nightmare and cost of Squatters and more keep selling this will really affect their

 economy and with all the BAD PRESS they may do something about it !

Brits have stopped buying as they did, but there are many other reasons other than squatters, most new buyers have no idea about that problem. One being the 90 in180 day rule which has caused many to have a re-think as many retired people loved to stay out for 4-6 months for the winter, this is no longer possible. Plus all the extra costs for bank accounts, taxes, electricity price hikes and other costs which are significantly rising, will all be a factor. Its not a cheap thing to have a holiday home and Brexit has also caused many not even being able to have the retirement pension amounts to qualify for residency.

There will be a ceiling of new buyers and when some of the older ones die, there will be many homes left with no-one to look after them.

Spain is a lovely but strange country. They really don't care about Uk or other nationals who have invested in Spain. They should, anyone who has had a property for the past 15-20 can clearly see how much we and some other foreign nationals have invested and the infrustructure improvements that have happened due to us buying property, shopping centres, new roads, jobs- many for the Spanish, new business etc. My area is completely changed since 2002.

Does anyone know what happens to the building insurance if squatters invade your property? Does it become invalidated ?

Hi Keith,

I´ve just checked my property insurance and there is no specific mention of ´squatters´.  However, under the section "All risk accidental damage", the list of exclusions includes a clause, "g. Damaged caused by a third party not related to the insured" which, of course, means the policy excludes any damage caused by squatters.  To be sure, I think you´d need to check your insurance policy or phone your insurer.

I think the immediate damage done to doors or windows etc if it’s a break-in is covered & you’re on you’re own after that. There are companies now selling Squatter insurance. One covered up to €6,000 & some of the legal fees involved in recovering you’re property. Long term €6,000 wouldn’t go that far.

I was also wondering if there is any way to find the 'fibre internet' cable provider for our building?  Does anyone know which company has most of the business in Calpe town centre? 

I've heard there is Calpe Networks and Avantel but they seem to be smaller companies.

I might have to send emails to all of them asking whether they have provided cable links to our building (for installing alarms and capturing images of any intruders/squatters).
