Holiday Lets in La Herrada Los Montesinos.
Hi all,
We are thinking of letting our 3 bedroom,2 bathroom quad for the occasional week. Anyone got any idea of a ball park weekly rental amount?
Many thanks.

In order to rent your property you will need a Tourist Licence which may not be worth the bother if it is only for a week here and there.

To be honest, if you are looking at just renting occasionally it won't be financially worth it, especially if you are a non-EU resident. First you need to apply for your Tourist License and comply with all regulations relating to that. (That is assuming Los Montesinos are allowing new Licences.) You will need a specialist insurance rental policy, to employ a keyholding company for check-ins and cleans, buy a lot of extra items to ensure there is sufficient bedding, towels etc for changeovers and the property is equipped as required, have secure storage for your own personal items, pay for advertising. Your tax if a non-EU resident is a straight 24% of the rental, tax return to be submitted quarterly. If you are an EU-resident then it is 19% after a few allowable deductions but still submitted quarterly unless a Spanish resident. You would then need to submit you adjusted non-residents tax annually (unless resident). You will have wear and tear on your furnishings and high electricity bills - renters like using the air con a lot and the units will need annual servicing. There is a lot involved in doing it all legally and properly, I know because we've done it for 16 years. If done properly with many weeks of rentals then it is financially viable, but not if just doing an odd week or two here and there, it would end up costing you more than you would make.
