New property rental Laws for Spain that affects Monte Pego

Hello everyone,

All properties that are rented out, long term and short term holiday lets will soon need to be registered by law.

This law will no doubt eventually cover the whole of the rental market in Spain and the Valencian community is now coming into line with other areas but for those who own properties that they rent out, it may be wise to register now.

If unsure about this law for your area, ask in your local town hall (Ayuntamiento) for further clarification.

Just found this information from a German Plattform for Holiday Rentals!

Especially the Plattform, which is very important in Monte Pego, Homeaway obviously lost in Court.

There are to many Houses only rent for short terms, to holiday renters. Other people who are looking for long term rentals, for a couple of years, nearly do not find anything anymore. Everywhere people getting angry about it, even in Germany new laws coming up, to stop the massiv Holiday Rentals.

Heute hat das Direktbuchungsportal fewo-direkt.de per Mail die Gastgeber mit spanischen Feriendomizilen um Informationen für das spanische Finanzministerium gebeten.

Sie möchten mitteilen, dass sie (fewo-direkt.de) gemäß dem Königlichen Erlass (Real Decreto) 1070/2017 vom 29. Dezember verpflichtet sind, der spanischen Steuerverwaltung (AEAT) Informationen bezüglich der Nutzung von in Spanien liegenden Immobilien zu touristischen Zwecken, die über fewo-direkt.de angeboten werden, zur Verfügung zu stellen.

Nicht nur gegen Homeaway, auch gegen andere Plattformen wie Airbnb, Booking, Onlyapartments, Niumba, Fotocasa, Muchosol und andere, eröffnete die Agencia Valenciana de Turisme Disziplinarverfahren. (Stand: 15/02/2016, Quelle: turisme.gva.es)

Mit Homeaway gab es ein gerichtliches Verfahren, das Homeaway verloren hat (Quelle: siehe oben).

Jetzt ist jeder Gastgeber verpflichtet, seine touristische Registrierungsnummer seines spanischen Feriendomizils in seinem Inserat einzutragen.
