Hi y 

Can anyone advise on the cost of IBI tax, heating, water and internet for a 3 bed villa. My wife and i are going to buy next year in the Moraira, Benissa, Benitachell or Javea. I am trying to get a view of costs and an ongoing budget. We will spend approximately 6 months out in Spain per year. Any views would be welcome.

Been asked and answered many times.

IBI will depend on the size of the property.  Each council charges a different amount but my bill for a 3 bed house is around 250 euro a year although they say this will go up 7% next year.

Water is around 17 euro per month (54 euro a quarter) but I don't have my own pool which can increase it. The bill is about the same regardless of how much water we use as standing charges make up the most of it.

Same with electricity. We have hardly used any heating this year as it has been so nice and warm but our average monthly bill is between 50 and 60 euro. This rose to 80 euro during the extremely hot summer for aircon and cooling and would normally expect our Jan and Feb bill to be the same but still around the 58 euro mark this year.

We pay 23 euro a month for internet and phone with unlimited calls. Around 120 euro for the initial installation. As you won't be here permanently you need to find an internet provider which has the on/off system so it is off when you are away and don't pay.

Then you have a rubbish collection bill which is currently 80 euro a year but will almost double under EU regulations next year.

As a non resident, you will also be liable for non resident tax. This would be about 120 euro (depending on rateable value of the property) which is divided by the number of owners. If two of you then 60 euro a year.

Don't forget home insurance which would be about 220 euro a year for a 3 bed which is unoccupied for long times.

Hi, I will give my costs of owning a holiday home. Bank costs, I don’t have any. I don’t have a Spanish bank account and never have. I used wise to transfer the funds to buy the property and use wise for all my direct debits so there is free banking in Spain.

I have a property in the UK that for various reasons is rented out bills included - those bills come to about £550/month. This is split roughly £300 gas/electric, £170 council tax, £30 water, £50 tv/broadband. There's a one off fee for buildings/contents insurance of roughly £30/month.

My three bedroomed property in Spain looking at my last spreadsheet cost 3,500 Euros spread across all the above elements and the community fees - so roughly half that of what a similar property cost me in the UK.

It includes a communal pool (for which the costs are covered by the community fees). 

It doesn't include a private pool - the costs there would be hugely driven by size and whether you chose to heat it over the winter. Our communal pool is outside and not heated.

Should also add that we don't have solar etc either personally or anywhere on our community.

Hi, I’m uk citizen, just arrived from living in America, march, 2024,can u give me any advice to help know what I should do to get a longer than 90 day visa, I’m looking after my parents and don’t know who to contact to help me, thx : new to site too, and in moraira thx again.
