I have just bought a fab apartment in xeresa gandia. How quick can I get a tourist licence.

Hi

I am in Alicante but the basic process is the same for the whole of the Valencian Communidad.

You will need to speak to the Town Hall about obtaining your Certificate of Compatibility first as without that you cannot apply for your Tourist License.  Some Town Halls issue them very quickly, some take many months and some won't even accept any applications for them.  Then you will need to apply for the License itself from the office of tourism in Valencia, and I am not sure how long they are taking to issue licenses (Alicante taking up to two months currently).  You will also need an energy certificate and ensure the property is meeting requirements for equipment and standards as part of your application.  The Town Hall may be one that isn't strict on room sizes and be prepared to allow a waiver some requirements, or they may insist that the property meets every stipulation in the regulations - until you speak to the Town Hall you won't know what their current policy is.  I would not plan on getting a License for this summer season, hopefully in time for next summer.

Once you have the License there are additional steps - registering with the police to be able to login to their site and register your guests, finding a legal keyholding/cleaning service, buying your plaque and complaints forms and obviously preparing your contracts etc.  Bear in mind that in Valencia there is a requirement to include your License number in all forms of advertising so you cannot advertise (legally) until you have your License.

As Dave says you have a lot of paperwork to do in order to get a Tourist licence. At best expect it to take several months and there a huge potential fines if you so much as advertise it without a licence let alone rent it out illegally. 

The first thing and the most important as he says is to check with the local Town Hall/Ajuntament if they will issue a Certificate of Urban Compatibility - this is basically saying the Town Plan allows for Tourist  accommodation in that area. Be warned they may not allow it as there are strict rules in some town about where tourist rentals can be. 

Your flat will also need to comply with lots of regulations re size of rooms etc. 

Depending on the age of the property you may also need to get a new Certificate of habitation. For that you will need to get an accredited Architect  to do a report on your property which you then take to the Town Hall. I think out report cost about 120 Euros.

Once you have you Certificate of Urban Compatibility there is a lovely lady Heather Long in Xativa who offers a service helping people get their licence. Her fees are well worth it as there is a lot to it.  She will not only help you fill in the forms she will provide all the details of what you need for the police etc.
