Hi

If your a/c is working but not very well, then the first thing to do is open the front cover of the indoor unit and clean the filters. It's a simple job - and it can make a big difference!

Cheers

Brian.

Do you mean there is water coming from the outside unit?

If so then the system must be in heating mode and you don’t have a drain pipe from it to disperse the water, when in heating mode the outside unit becomes the cold unit and can build up with frost/ice until the defrost cycle which will result in condensate.
