A good building surveyor ....... recommendation

Afternoon all ,

As some of you are aware we are looking at maybe putting an offer in on a property in the village but following all your great feedback and doing some further investigations I want to arrange for a building surveyor to go and inspect the property first .

I know there will be a number of you on this forum that have done just that in the last year or two , and I was hoping for some recommendations 

If you do have any please do share with me . I don’t want to use the individual recommended by the agent to ensure that it’s an impartial assessment

I used Abaco in Torrevieja for the conveyancing - they engaged with an architect and sent him around to prepare a report for us, think it was EUR 300 - 400 and was dependent on the size of property. I received the report with plenty of photo's and a set of conclusions/ summary. No idea how much comeback there would be on them if we subsequently noticed a problem but it gave us comfort given we hadn't physically viewed the house prior to purchase.

We kept the legal and survey stuff separate from the agent.

We used these guys ... the Spanish equivalent of Chartered Engineers.

They provided a written report (in Spanish), and a video report narrated in English.

Additionally, there was an element of professional indemnity insurance should the house have failed.

As things worked out, we were able to meet them at the house, and they explained the construction etc. (as the building techniques/materials in Spain differ from those used in Britain). I was concerned that the house had no damp course. They told me not to worry, given the site, the house construction, etc. In September 2019 we witnessed the worst flooding for 100 years - no damp to be seen.

They weren't cheap - around 500 Euros.
