From what I could figure out it looked like it was a hotel very close to a beach. I suppose part is used for holidaymakers and the rest long term rentals.

11 months upfront is not usual; it would be for someone renting-to-buy, perhaps. Usually, it is one month in advance, with 2-3 months deposit against possible problems when the tenant leaves. It depends on the agent and owner. There are so many people after long term rentals, they can more or less charge what they like, and set their own rules! It is worth asking about the appliances - how old are they? when were they last serviced/repaired or replaced, and are they in good working order. (i.e. air con/heating units etc)
Are there manuals and any guarantees? Who holds keys - how many sets, because the tenant should hold all the keys for their own security. Find out about repairs - the owner is responsible for most things if they go wrong. Who do you contact if there are issues? I have found it a very stressful 3 months trying to find a place. Keep calm and drink wine.
