Dear All,

I need your advise and help in this matter as I have no idea where to start from.

I would like to put my property in Torrevieja for holiday rentals. What is the process for that step by step?

- Are there agencies which take care of all the formalities for you? Can you recommend any good and reliable agencies which specialize in this?

- Do I need to get some tourist certificate/license?

Please advise on what is the best way to start this procedure.

Tourist  licence  is required.  Need to check with  Community  President  if it  allowed. Then apply to Town Hall  for licence  it will take  approximately  12  months  if notore and some  Council  not issuing  them.

When eventually  you receive  Licence.  You will  need a Trusted  Person for  change over

Then  agents   fees.   Tax on earnings.  Replace  furniture  from time to time

But  you could buy  a Property  with  a Licence   in  place..

YES, you absolutely do need a Tourist License before you can even legally advertise your property as a holiday let.  Criteria for the property is included in the link above.  Not all properties qualify.

Stage one is to obtain your certificate of compatibility from the Town Hall, which in Torrevieja usually only takes a few weeks as long as your paperwork is in order and there is no pre-filed objection from the community to new licenses being issued there.

Second is the application itself to the office for tourism in Alicante.  This takes a couple of months, again assuming all paperwork is in order.

Once you have your License you buy you official plaque and official complaints forms, obtain login codes to register your guests on arrival and take out appropriate holiday let and public liability insurance.

You can mage the rentals yourself using a local keyholding and cleaning business for checkin, checkouts, cleans and emergency cover, or you can hand it over to an agency.

Tax on rental income for non-residents is payable quarterly.  If you live in the EU then it is 19% after a few allowable deductions, but if you live outside the EU then the tax is a straight 24% of the rental income.
