Hi everybody. My name is Tommy and my wifes name is Nuala. We are nearing the end of a two bed roomed apartment purchase in Torrevieja and look forward to spending a little time there. We live in county Galway, Ireland and love the Spanish lifestyle. It'll be a few years yet before we hopefully make the BIG MOVE so it'll be mostly used as a rental investment with benefits. This looks like a great forum with lots of information so we'll be doing a lot of research with some of your help out there. Thanks in advance and look forward to making some new friends.

Hello both, if you are intending to use the property as a tourist let, there is an excellent series of posts on here from DaveBev1 which will give you all the information required to get a Tourist Licence and I believe the formalities are taking 6-8 months at the moment. In the meantime, I hope you can enjoy your property as much as possible yourselves.

good luck with the purchase. One thing that interests me, did the agent who helped with the purchase, or even your solicitor, speak to you about the rental licence etc that you will need?

Hi and thanks for the post. Both agent and in particular solicitor did touch upon the subject but didn't go into detail "leaving that up to us as suggested" it's something we have intended to look at. So far every province has its own rules and I came across an article posted in 2017 about torrevieja not needing a tourist licence yet however that was two years ago. I was thinking about emailing the tourist office there. Would you know or have any suggestions.?  Thanks again.

Unless you have specifically advised the agent or solicitor that you intend renting it out, they are unlikely to tell you the pitfalls. You absolutely need a tourist licence and this was the case in 2017, it's just that few took any notice which led to the authorities coming down very hard with laws being enforced from summer 2018. There are stringent rules and the main one people fail on is the requirement for the main bathroom to be at least 4.5 m2 and if above 2nd floor, it needs a lift. It goes to the local Town Hall first and they decide if the specific area is ok for tourist lets. Some properties in residential areas are being turned down and some communities may not allow it at all. Have a read down a few pages as there are other threads going at the moment on this subject. If you search for Tourist Licence under Everywhere, you will find a 6 part post from DaveBev1 which explains everything.
