Kitchen tap - water comes out very slowly.(absolutely fine elsewhere)

Toilet - small constant trickle of water

Front door lock - lock catches very slightly which means having to pull it slightly towards you to open with key

Balcony lightbulb - has no cover over bulb

Look forward to hearing from you.

Hi Leafy

I am not in your area, but wondered if I may be able to offer some advice for you to have a look at resolving a couple of the matters yourself?

Obviously I have no idea if you have the ability or confidence to address the problems yourself, but if you can and are then...

Kitchen Tap - does it have a filter on the end of the tap? (See photo - may look similar to this) If you do, unscrew it and try the tap again. Is the flow better? If yes, then you need to rinse out the filter attachment. Typically these clog up with small bits of debris. This is a regular requirement to keep on top of it or as soon as you notice a reduced flow.

IF that has not helped then the tap may be an issue, perhaps the gate valve isn't opening properly. Are the other taps in the property ok for flow? If yes then you will need a plumber/handyman to have a look at resolving.

Toilet small trickle of water. This could be as simple as the seal between the flush mechanism and the bottom of the cistern Usually on the supply to the toilet there is an isolating tap. Turn it off. Flush as normal and allow the cistern to drain. Lift the top of the cistern and see if you can remove the flushing mechanism (Youtube is your friend!) I have found that very often the seal under the mechanism has small bubbles/blisters in it. If that is the case simply pop them with a pin, drain the little amount of water, put it all back together, turn the water back on see if you still have the trickle.

All that said, sometimes you just need the seal replacing or, at worst, a new flush mechanism.

Door lock - depends on the lock assembly and set up. If it is a traditional wooden door then very often you can unscrew the catch on the frame and reposition it so it is not as difficult to open/lock. (I take it you have the same issue of it catching slightly when you try to lock it?)

In the meantime, a little bit of WD40 or a splash of washing up liquid may lubricate it just enough to make it less of a problem until you can manage to get someone to make the adjustments for you.

Light cover - you will likely need to source one of these yourself anyway, us HandyPeople rarely carry spares!

If you need any other help then please feel free to ask, especially if you are looking to tackle the issue yourself :o)

Hope it helps

That's incredibly kind of you to go to the trouble of writing that out for me - thank you so much.

I've tried taking cistern lid off, but unscrewing the flush mechanism doesn't undo/release it fully.. I'm assuming something is hooked into something somewhere and gave up as was nervous I wouldn't get it back together again :-)

The kitchen tap does have some sort of mesh at outlet. I'll try taking it apart(tap  has a screw in bottom of spout part) and see if I can access it.

Wd40.. I looked for some today coincidentally, but no joy. Will try ferrataria tomorrow. If not, I do have washing up liquid! :-)

Re light cover, again I'll check at ferreteria.

You have been very generous with you time and I am very grateful

Its no problem at all, just happy to help.

Not all solutions fit all circumstances so sometimes it is a little bit of a stab in the dark... without actually being in front of the issue.

Not sure what type of flush you have. If it is the push button type, large and small button, you may find that if you part press one in you will see a little notch to pull the other button out, then pull the remaining button out. Once these are out you may see a white disc (colour varies) with a slot in it, unscrewing this will release the top of the plunger guide off the mechanism and allow you to then look at removing, unscrewing the flush mechanism.

I always recommend taking photos at each stage of dismantling anything and then that way you have half a chance of putting it all back together correctly and in the right place!

Hope it helps

Quick update :-)

Kitchen tap -I couldn't access filter on tap by unscrewing it, but can see now where a spanner can take top of tap off. And having rubbed the mesh a little bit from the outside, it's already improved the flow slightly.. so you were spot on!

Toilet - managed to get lid off cistern (it's an old fashioned pull flush - Gala), empty it etc, but simply unable to get the valve out. I couldn't find any clips holding it in place so assuming it's a twist connection. But I'm clearly just too weak! :-)

Door lock - washing up liquid has definitely helped!

Haven't been out to suss light cover yet as was hoping to take any toilet parts, that need replacing, at the same time. As well as a security blind mechanism that a window is missing (the standard size seems to be a millimetre or 2 too wide :-(. ). Etc etc :-) But will get there in the end! :-)

Thanks again :-)

Glad you are getting sorted, even if slowly!

Perhaps get yourself a cheap adjustable spanner for the tap filters?

Yes and that's all thanks to you!

Just what I was planning, adjustable is on my shopping list

I don't suppose you have any long learnt tips on how to get flush valve mechanism out in cistern? I've been trying again this afters but still not seeming to budge. I'm assuming they would follow the standard lefty-loosey (turn left to loosen)... Doh!
