Some towns halls in Valencia region block new Licenses altogether, some only allow a limited number or certain communities, or even only certain roads, within the municipality to obtain the town hall issued Certificate needed to apply for a Tourist License. It is highly regulated and there are minimum standards, minimum room sizes, max occupation numbers based on bedroom size, and safety provisions, plus certain facilities must be provided. The guests must show their ID or passport and details registered with the authorities on arrival. It isn't easy getting a Tourist License in Valencia region now! Owners have a lot of hoops to jump through and the tax paid on rental income by owners is high too (crippling high for non-EU residents - a straight 24% on the gross rental received!). So, you can understand why those of us who do it legally, and have done so for many years, are not happy when we hear of those advocating renting on the black market - those owners pay no tax, don't have to meet any standards, have no insurance, maybe no keyholder, don't register guests and generally give the industry a bad name, plus if reported to the authorities the holiday maker in situ can be immediately evicted by the police with no redress (and that has happened!).

Sounds awful,Luis was thinking of making downstairs one part of our Galicia house into a flat as people come up from Madrid in summer we will see how it goes I'm not keen as it's a lovely rural house not overlooked at all in alot of land and I'm renting my house here as an income partner also has a house rental here 👍
