Peter - You don't need a license for longer lets (inc mid-length so 2-3 months).  

Cheryl - Some properties probably obtained their licenses before the Town Hall had to issue certificates - it isn't retrospective so would not effect any properties that already had a license before last July.  So it would be possible to have a license on a property in an area that wont issue Compatibility Certificates now.  Maybe that is one of them.

I'm reading these threads with some interest. My holiday let is near Denia. The gestoria/management company that applied for my licence charged me 120 inc iva and my bathroom is pretty small. It doesn't have a bath only a shower. I register my guests on the Policia Nacional extranet, not the Guardia Civil.

Maybe things are different down in the Costa Blanca South.

Steve, no things are not different in Costa Blanca south - the whole of the Valencia region has the same rules.  Did you get your license before Compatibility Certificates or inspections, ie pre June 2018?  If so simply ticking a box to say your property complied was enough as there were no checks.  If it was an earlier application then €120 euros would have been expensive for the application alone - no CC from Town Hall, no inspection - did it include your plaque and complaints forms or maybe your energy cert?

As understand the regulations you can have just a shower in the bathroom.

Yes, Feb 2018. I'm very glad I applied when I did and I can assure you the price was a bargain to me as I let for 38 weeks last year. It took 6 weeks. And your advice before and since is very much appreciated.

Yes, good investment. We have a high letting rate too. We got our license early 2015, just before it became compulsory.

Hi, how can I find out the rules and regulations on advertising as a seasonal let , seems a bit of a grey area, and is a ‘ seasonal let’ for a minimum of 3 months ? Thank you

To the best of my knowledge the rules for 3 month lets are the same as for long-term lets, so contract, deposit in an appropriate account etc.  However finding places to advertise the property on line may be an issue as reputable sites are still likely to expect you to provide a license number as a safeguard for themselves.

Thank you, sorry to be a pain is there somewhere to look for a example of these contracts , and how you go about getting them, and would they still have to be registered with the local police department. I am more then happy to do a seasonal/short term let after finding out my shower room is a ‘ no go’ for a normal tourist license, but are the laws more on the side of the renters like a long term rental, don’t want to be stuck with a ‘long term’ renter that doesn’t want to leave. Thank you in advance.

Stating the obvious but the tenant may have first refusal on buying but if they offer an unacceptable price you don't have to accept, if it is an acceptable offer why would you not sell to them to get a quick sale.
