Interesting to read these posts, we are just about to embark on the hunt for a holiday home. Having spent 3 weeks last year with Villa Martin as a base, but the property we were selling fell through at the last minute, thankfully all sorted now, but having the months in between, am thinking a long term rent to look around ? all this info is useful even though it's a minefield, hope the original poster is sorted would be interested to know the outcome

If you are serious would consider purchasing some of currency at moment as you can get 1:17 which is higher than has been for long time. Abacco Advisers were excellent for us even dealing with negotiations when tax implications became a problem. Lot of them who are customer advisers(hand holder) are English but fluent Spanish and are with you all the way. Good luck

I just bought (closed deal in Feb) in Torrevieja (La Chaparral area). I used JMG real Estate and found them quite good. They linked me up with Rodas Consulting In Torrevieja, a firm of lawyers who made the process quite smooth. I got a total break-down on the costs and it came in exactly as they predicted. I gave them power of attorney and they set up the house purchase, arranged fees. paid taxes, made a Spanish will, transferred water and electricity into my name and arranged my NIE number etc. Lillian from JMG even organized the water and electricity to be on when I finally picked up keys. The whole process was very smooth. I also dealt with Ricardo in Habitation in Los Montesinos which is a lovely village near Torrevieja. He was equally very helpful. One piece of advice from several sources was to make sure to buy in well-drained or high ground as the are around Torrevieja can be prone to flooding. my Spanish lawyer explained that my Irish (and I assume presumably British) will is not easy to administer in Spain and it is an advantage to have a Spanish will to expedite Spanish property any assets. I did one, I then had to go and have it witnessed in a Spanish Notary's office. I think the whole thing cost me around €200 or so as part of the total package.

Our kids have NIE numbers. It's required in order to execute our Spanish will for our property in Spain. It identifies our kids to the Spanish authorities. Without that it can become an expensive exercise. As it only costs a few pounds per application (you can do it yourself) it's definitely money very well spent.

I don't know how you do it in Spain. I went to the Spanish Consulate where we live in UK. Took about 3 weeks.
