Hello everyone. We are planning on moving to Villamartin in two years. We have many questions obviously but, don't want to feel a burden on here but, we need to know all there is to know, it's just where to start. We are in a position to buy now in readiness to relocate.

Are we doing the right thing?

Only think about buying now as long as you are positive that you are happy with the requirements of the visa, possibly the non lucrative visa, that you will need. Its always recommended to rent for the first year before buying.

Don't feel like you are a burden by asking questions on the forum as we all are happy to help 🙂

We have experienced summer but only a few weeks but not the other seasons. We understand about having to adapt and importantly, not to treat it as a holiday etc.

Thank you

Thank you. We have little knowledge of the legal requirements, visas documentation etc. It all looks so simple when you watch a place in the sun!!. We have taken onboard the suggestion to rent prior to buying.

The issue with A place in the sun is that you will learn very little which I find extremely remiss of them, essentially it is a very lazy format, same script every week with no useful information for people such as yourself who are considering moving abroad or buying a holiday home , they even omit such basic information such as community fees for people that buy on an urbanisation.

For certain you will learn much more from the knowledgeable people on this forum, who have all been through the buying or rental process and many of them the residential aspect.

My own holiday home is not too far from Villamartin, for me, in that location I would seriously consider the lack of public transport, for every day living a car would be high on my shopping list but that is just my opinion.

Feel free to ask away.

Ken

Here is a full guide to the non lucrative visa. Please note the financial and healthcare requirements.

You,  as a couple, will need an annual income of around 34,000 euros and full healthcare either private or through the S1 healthcare scheme which is paid for by the UK government.

There are a couple of other documents needed that you can get easily.

The comments about lack of public transport at Villamartin are all true. My sister lives at Villamartin and most certainly needs a car to get out, there is no bus services through the estates other thanthemain roads. Also consider the fact that Villamartin estates are built on some steep hills especially if you have any mobility issues.

Thanks Steve. Wow, it appears so complicated. We are going to the place in the sun tour in Birmingham in September so hopefully we can get the legalities as you have indicated. We were told we would need 10% of the purchase price for all the legal purchasing side of buying. Under the impression that we could automatically get dental/ healthcare etc.

Sorry...so many questions

You  will  need  inexcess  of 10%  for  purchasing  and   Lawyers,  allow  14%  and you will get  small  change from transactions
