Hi Emma76

Firstly whatever you do make sure its the right move the first time as buying and selling in Spain isn't like the UK if you get it wrong it will probably cost you dearly....!!

I have had properties in El Raso and Villamartin and a friend of mine is in Quesada originally Dona Pepa, when we first came over to view in the 90's Villamartin was the place to be loads to do the Plaza was booming but it was expensive so we ended up buying off plan in El Raso, we got the villa December 99, we loved it there when we first moved in, there was going to be all sorts planned on the urbanisation I wont bore you with the rest but it didn't happen the credit crunch hit and we sold 2010, it was ok but I wouldn't say the best for teenagers we have been back recently and its looking worse for wear sadly and alot of empty properties.

My friend bought one in Dona Pepa just after us again he found it out the way slighlty so sold and moved to Quesada just off the strip, he found it handy for weekend entertainment but the summer was over run with holiday makers, he is about to move to Punta Prima as he wants a more sedate living at our age 😂😂.

We are now in Pau8 in Villamartin, 20/25 minutes stroll to the Plaza, 5 minutes drive to La Zenia Boulevard, and 10 minutes to the sea, we have an Aldi & Consum 2 minutes away and 5 minutes is a Mercadona, we are 5 minutes drive across to La Fuenta commercial or Los Dolses commercial, we tend now to go to La Fuente more as there is something going on in the Plaza with all the bars no live music as there used to be on the stage which is a shame as there were some brilliant acts on pre covid but times move on I guess see what this year brings....!!

I think its been said "RENT FIRST" if you haven't been to the area take your time have a good look around, Villamartin does go quiet in the winter months but you know thats nice as the summer its jumping and the coast road becomes a nightmare if your down on the strip you have that to contend with, we can all give you our opinion but at the end of the day its how you live your lives dictates what is best for you.

My advice is take your time dont rush into anything see how it goes get a feel for the place my view Spain isn't the place it used to be also but its lovely for 180 days a year.

Emma, Post Brexit we are now non European status. This means we are subject to Shengan rules. I you don't apply/qualify for a residencia you can only spend 180 days a year in your property. So the respondent didn't mean weather. If you overstay you become a tax resident like it or not.

You also need a formal licence now to be able to rent your property in your absence, including permission for family members to stay. A lot to consider, before you buy. Google Shengan Rules, residencia, licence.

Exactly as Bustercat says, we can only spend 90 in every 180 rolling days in Spain since we left the European Union, or you have got to apply for residencia which isnt what we want to do.
