Newbie questions with regards moving from UK next year too Villamartin

Hi just not sure where too start so a little about myself and husband who would love too retire too Villamartin if we came out for a week too look around the area would the estate agents let us view properties too see what we would get for our money although it would be next year when we sell ours in the UK and move ? I believe Villamartin has lots of ex pats which i like any advice of where too begin with this journey any help greatly appreciated we quite like the villas with private pool if affordable rather than a communal pool as i dont know the difference in cost too run and maintain ! Are there shops as in UK as in Aldi would just love too hear about you move from the UK too Villamartin and what propertys you have bought how long you have been there so anything really that might help us begin this journey we need too know medicals doctors dentist etc and anything about the local plaza shops restaurants Thanks Sue

Presumably you are aware of the need for a visa if are not a EU/EEA passport holder.

It  sounds  like you  need  to spend  more  than a week  looking  at  property.  What you  see  on website  can be  very  much  different  in reality.  Besides  a busy  road,  barking  dogs at  night,  upkeep  properties.  Parking  issues.  You  need to  visit  any Community  that  interests  you 4 or 5 time  get talking  with President  and Permanent Residents . You cannot  beat  local  knowledge. 

Villa with  private  pool  look amazing  but  running  costs and maintenance.  Water charges   Electricity.   Pump  need maintenance  from time to time. If  you need to  get rid money  💰   Private  Swimming pool   with  help  out.  Allow  150  a month  minimum. 

Buy  with  your  head  not  your  heart  as  mistake  can prove  very costly  in Spain.  Check  out inheritance  tax  and  Capital gains Tax  not  a lot of Estate agents  will  talk  about that  issues

I would strongly recommend that you rent in a number of areas and at different times of year, before you buy any property.

It costs around 35%+ of the purchase price to buy, sell and buy again, if you get it wrong. 

Don't discount a communal pool. A private pool sounds lovely but involves a fair amount of maintenance & cost (electricity for pump & consumables) for something that you only use a few months of the year. 

There are plenty of large well known supermarkets within an easy car ride. See La Zenia for more info.

Villamartin Plaza is like Marmite, you love it or hate it. whichever camp you fall in, try not to stay too close. Personally I hate it.

Google Maps with Street View and Satellite View will tell you a huge amount about any area and what services and facilities you'll find there without leaving your armchair.

Hi Sue 

The whole of the area from Punta Prima south to Cabo Roig is awash with expats from a wide range of countries, and the language you will hear most often is English.

Villamartin is a little inland, and can be very quiet outside of the summer season. The other thing to be aware of is that it is a very hilly area - and public transport is limited. Its no fun walking to and from a bar in the heat!

There is an Aldi in La Fuente, and an Iceland towards Cabo Roig.

The Plaza is hugely overrated by TV programs, who give the impression that it is busy all year round and full of shops, which is rubbish!

VM is also on the inland side of the AP7 motorway with only two ways to cross it, and one of them is far too dangerous for pedestrians!

In my opinion, La Zenia, Playa Flamenca and Punta Prima are better options - and btw, when we came to Spain we rented for six months very close to the Plaza and struggled to make friends. We moved to Punta Prima and it changed our lives completely - we now have our own house in Playa Flamenca.

The local public health centre is in Cabo Roig, and there are a number of private doctors who speak English.

When  one  has a  wonderful  holiday  and  good  experience  of an  Country and  area  does  not always  mean it  is  a wonderful  place  to  live 😀.    A  lot  of  time   to  research  an area

You only  live once best to try and get it right  first  time ⏲ 😌
