In a word; NO! If you are buying to invest, buy in the UK. If you are buying to rent, buy in the UK. If you are buying for a lifestyle change and for sunshine and relaxation, then by all means, buy in Spain. Don't believe the "Place in the Sun" type programmes when they tell you that a particular property they are featuring will rent for £600 per week. This might be true for a few weeks in the summer season but off-peak rates are much lower and less likely to attract rentals. Such programmes also do not tell you all the hoops you have to jump through in Spain before you can legally rent. Applying for a tourist licence, registering all renters with the police (You'll wait months to receive your tourist licence and police access code to enter their database of tourists). There are four tax returns per year and you have to declare rental income for each quarter and pay an accountant even if you have just one week's rental in that quarter. You also have to declare this income to the UK taxman. Electricity is expensive and renters will leave on the aircon or heating all day because they don't care. One week of rental last month resulted in €50 electric bill just for that one week. Estate agents lie to you and charge 3-5% for selling your property. We are in our first year of ownership and rental, and if I'd known at the beginning what I know now, I'd never have done it. I would have put our money into a UK property for long term rental and used the income to fund family holidays abroad. When you rent long term in the UK, the tenant pays the gas, electric, water and council tax bills. When you rent short term holiday properties, you pay all these out of your income. We have been on Holiday Lettings for 4 months now and only received 2 confirmed bookings despite our place being brand new, beautifully furnished on a development with two pools and heated jaccuzis, 5 mins from several beaches, La Zenia Boulevard and loads of bars and restaurants. We have several family and friends bookings and between all the bookings, we will just cover our standing costs. Dealing with each booking takes up a disproportionate amount of time, as I like to look after my renters all the way. To conclude, If you want to buy yourselves a lifestyle then go ahead, but do not expect it to make you any money.

With all the new builds the market will go flat at sometimes
