Can we get residency while renting ?

Hi, we hope to sell up in u.k and move out to Spain permanently around September 2020. Can anyone tell us if we can both get residency while renting an apartment around the Algorfa area and also do we both have to be in Spain in person in order to get residency? My other question is how long does it take to obtain residency certificates? Ideally we hope to get them before Dec 31st when we still only have to prove €9000 a year joint income. I am 64 and my wife is 60.

Hi Ray, thanks so much for the info on rules of residency. Yes we will get our Nie from the spanish embassy in London and then sort out our private health insurance. Do you know of any reasonable private healrh companies?

I didn’t realise that one could still get residency before the end of the year! Therefore I can still live in Spain according to what you are saying! This is great news as I thought it was all over for me!....So if I was to get my NIE in England plus my insurance then rent somewhere, I would be ok as I qualify at the moment! Is it better to do it yourself all the things mentioned, or get a solicitor? Also to obtain a bank account in Spain can I do that from here and put some money in or do I have to be renting in Spain before I can get an account! Also which banks are recommended, for  anyone in my position? Ie just hoping to start up in Spain

I've opted for the Wefferent pack account with Cajamar as it's all on line, BUT you still have to open it in person in Spain and have to take along the following: Passport / NIE / proof of National Insurance number eg P60/ A UK address / proof of income.  To open the account there was no amount stipulated.  Big plus is there are no bank charges unless you go into the branch to do something then I think it's 7E per transaction.  There are threads on the forum about bank charges and some are pretty hefty per month.

I have a question if anyone can advise...

RENTAL CONTRACT:  so how long does a rental contract need to be to be regarded as 'long term' for Residency application, I see a lot of winter lets, would they be sufficient?
