If you are renting out your property you will need an energy certificate.

Thanks Steve, pity the article is a bit light on detail.  Spain introduced EPCs (Energy Performance Certificates) in June 2013 and every property vendor has to include it in their house sale, as we do in the UK, so all domestic property purchases in the last 8 years will have one anyway, although as they're valid for 10 years, people will need to start renewing from 2023.  Seems like this may be more of an issue for those who have owned and been renting their properties from before 2013, as they may never have had an EPC.  

I was amused by the suggestion that disgruntled neighbours would use this new regulation as a method to report unlicensed property rentals to their Town Hall - if a resident is subject to nuisance renters in unlicensed properties, I'd recommend reporting it to the Guardia Civil!  ;o)

EPC has been required for quite a few years on all rental properties, as well as for selling a property, and are need to obtain a holiday let License. A Tourist License cannot be obtained without one. Needs renewing every 10 years.
