Cost of selling / buying a property?

Hi,

Looking for some advice/information; we brought our Spanish house in Lomas de Cabo Roig around 3 years ago. Back then it was just intended to be a holiday home. However, we've since decided that we are going to take early retirement to Spain in August. Now we plan to live there permanently we are a little concerned that the house won't be large enough and that there isn't much outside space. Therefore, we got a valuation with a view to buying something larger.

The positive is that our house has risen considerably since we brought, €50-60k. However, we have spent a lot of money on it as it was mess when we brought. For which we have around €15k worth of reciepts. But the negative is that the estate agent reckons that to sell and buy again would cost us around €40k in purchase and capital gains taxes. Is this correct? And if so, is there anyway of negating or off setting this ridiculously high amount?

Ray D, That is good advice, the only thing I could add is that although I am not certain, and others may or may not confirm,I think the 15,000 spent on improvements , with receipts, can be set off against profits for CGT purposes.

Hi Ray,

Thanks for the reply; using your calculations the figures roughly bear out what the estate agent told us.

However, we were also told that if we could receipt anything we'd paid out for improvement work this was then deductible from the CGT? I assumed it just like any other tax situation where legitimate costs are tax deductable?

Also, at what point are you classed as resident? After the 5 year qualifying period or once you start Residencia?

When buying a property & putting down a reservation payment,is there a specific time when the full 10% has to be paid,assuming the solicitor has looked over the escritura ,& should a completion date be stated at that time?
