Property around San Juan, Montgó area

Hello everyone. We are hoping of relocating to Denia in the not too distant future. We are seeing property around San Juan area on the Montgo. It’s around 1 to 2 km from the sea. 

Any thoughts about the area and if property prices are stable in the long term?

Anything I should be aware of generally before buying in Denia?

I'm only going on what I've read but the Montgó casts a lot of shade, especially outside of the summer months when the sun is lower in the sky. Worth checking out maybe.

As above , if you live on the upper tiers [ as a friend did , and since moved ] , you lose the the sun for up to 3mths in the winter [ you can time it to the day ..!!] and it is very chilly without central heating so be very aware. 

Also Denia is  is an expensive area to live in ,no only property but everyday items and food stuffs ..!!

See Screenshot attached. San Juan is well down the Montgo and much closer to the centre of Denia than the property that has winter shade issues further up the hill. My advice is always to do two or three daily checks on a property to see where the sun is falling mid morning and at sundown in the winter just to be sure before buying.

As to Denia being expensive, there are 41,000 Spanish people living there who might disagree. Shop where the Spanish shop, eat where the Spanish eat and drink where the Spanish drink. Make Spanish friends who will recommend Spanish repairers, contractors, etc and you'll find it's no more expensive than anywhere else.

Property is slightly more expensive from Albir/Altea up to Denia because of several factors which I wont list here, if you want a list private mail me.

Denia is a great place to live.

Maybe that that the Spanish are a bit more prosperous and used to the higher prices compared to where i am ..!! My friend who has lived in Spain for over 25years says its its expensive compared to nearby towns which he has lived in , i dont deny it is a nice place to live ,but just be aware of the cost of living is higher than the surrounding area ..!!!

I take your point. I live 15 minutes inland from Denia and the cost of living is cheaper than Denia. I agree living actually in Denia is more expensive than for example where I live but you are paying a little extra for living in a most beautiful, vibrant and virtually unspoilt town. 

However you make it sound like an expensive place to live and it's not. 

You can shop for fruit,vegetables and other goods in the multi ethnic streets around Passeig Saladar and I can assure you it's very cheap. Property is slightly more expensive because of the demand from Spanish and overseas buyers to live in a beautiful place which hasn't been overrun by British and other northern European buyers.

I had a sundown glass of wine last night at one of the Marinas in an upmarket bar/lounge, front line, not an English voice to be heard, overlooking the yachts, the the town skyline and the castle, 3€ with olives thrown in, if you think that's expensive then each to their own. That's double what I pay in my local bars in Beniarbeig but well worth it....

It's all relative!
