Hi there, This is André. This morning I saw a really nice chalet in the Galeretes area of Denia, Carrer Gerd more precisely. I have heard quite often that it can get very cold, humid and dark (no sunshine in your home as of 2pm) on the flanks of the Montgo in the winter. Can anyone kindly shed some light on this, particularly regarding that neighborhood? When does the "winter" begin and when does it end? Muchas gracias y saludos

Hi Andr,

I live nearby and have just sold a property on the Javea side of the Montgo. I'm afraid I can't comment directly on Galeretes.

This subject comes up a lot as you're obviously aware! The short answer, and my advice, is there is no substitute for visiting the property at least twice during a day in January or February to see for yourself exactly where the sun is falling on your property. For example 11.00am and 5.00pm. Stating the obvious here but the arc of the sun is lower in winter months. 

I can't be definitive about each month because it can vary but I would say

Later part of November, mornings and evenings crisper. December similar, some mornings and evenings can be cold. In both months the sun remains warm between 12 and 4.

January February March are generally the "cold" months. Jan and Feb average lows overnight range from bad at 7 to decent at 12. But 5 has been seen and frost has occurred at least twice in the last 7 years.

April is really when winter is 'over' but mornings and evenings can still be crisp for the first week or two.

So the source for insulation and heating in winter is vital, along with cooling in July and August. When the cold wind blows it really howls in, so badly fitted windows and doors become a problem. 

Humidity is high, yes, and some form of air circulation is needed if the property is being left empty for long periods. This could be something as simple as leaving 2 windows slightly open behind Persianas as long as you have Rejas (security grilles) or air bricks which will allow some air to flow in and out.

Hopefully this isn't too negative, but once you've bought it can take a long time to sell if you've made a mistake. Plus the tax and other costs will likely see you out of pocket.
