Hello

We currently own a property on El Raso and want to create an additional bedroom within the existing footprint of out property. We have a large area outside an existing first floor bedroom which we want to make into an additional bedroom.

Can anyone advise and help with the process we need to go through to get permission to carry out such work and to help with drawing up plans and doing the building work required?

Hi firstly if you are on a community speak to the president and ask them the procedure, if they say it will not be a problem you need an architect to take a look at your deeds (escatura) to see what the build limit on your plot is as you can only build to a certain % of the plot size and this varies area to area. Be aware that if you are on a community you can't do anything without permission from them so get it in writing from the president.

We had our extension done by Don Aluminio Builders who organized the architect and arranged all permissions and licenses etc.

Hi Dianne,

As well as obtaining permission from your community, you also need to get permission from your Ayuntamiento (Town Hall). Whichever builder you use, make sure that you're clear whether they, or you, are taking responsibility for obtaining permission.

I, too, would recommend Don Aluminio.
