Advice on buying on La Finca

I am considering buying on La Finca.  In the 300k zone.    What advice would you give?  Is it a good place to have a second home?  Is it friendly?   Is it good value?   What do you consider is the likely trajectory for values?   What do people who buy wish they'd known when the bought?    What would a 300k property today have cost when built in say 2007?  All advice very gratefully received

We have just purchased a property on la Finca , a lovely two bedroom, 2.5 bath townhouse .

When the properties were first built prices were very much higher than you see today. ( double)  but with plans from them to build a further premier golf course and the football pitches being used for premiership football  training, the price of the property will only go up.  We think is a good investment 

We decided on la Finca due to the friendliness of the people there . Plus the location. The airport is 30 min and the nearest beach only 15 mins away, either by car or by taking the cycle track. Algorfa  is only a short stroll away with its square, bars and local market.

We've been here for less than 2 years and in fairness it's not been "normal" during covid with far fewer visitors given difficulties travelling or travel bans.

The front line golf villas were the most expensive when new and a neighbour said that some were up for 700k Euro when new. Though a typical 3 bed villa could have been had for Eur 188k or thereabouts + buying fees but it would have been bare bones. Don't forget the EUR GBP exchange rate would have been around mid 1.40's

We also have a 2 bed townhouse like the above poster and 3 storey if you include the roof solarium. Prices are increasing with many local agents recruiting additional staff last summer. There are also new builds on La Finca which shows it's still attracting buyers and remains relevant.

I see posts on face book with decent resale villas going for anything from early to late 200k and some considerably above depending on; state, location and facilities.

If your 300k is £ sterling you will get something near the top end here if it's Eur it still won't be shabby. If a new property you'll get less for your money but in principle they conform to latest standards. In reality they are smaller and follow the in vogue white cubist style.

We have,  We really like it.   We have been going to Quesada for years and have a small place down by the Consume.    My only fear of a 'resort property' is if the resort falls into disrepair, private equity ownership etc

We love the feel of the place.  I wouldn't pay a premium for 'new' and I don't like the style or the quality of the new stuff, or the plot sizes.   I think I'm at £300k sterling 'all in' including fees and any furnishings and expect to get something decent for that?

Decent is relative and subjective based on requirements. I'm pretty happy with my house as is the other poster above.

You should be fine on your budget if you negotiate - you will get a villa though remember most properties will still be on a gated community meaning you'll pay fees but will likely get your gardening done.

Attached is an example of a property comfortably in your budget - it's on our community and I was talking to the owner just a couple of days ago. I don't think anyone expects to realise the asking price but prices are firming up given the demand at the moment.
