Architect for planning permission for underbuild

Hi,

Can anyone recommend a low cost architect to help with planning permission for an underbuild in the Los Altos area?

I have a raised quad house with a full height underbuild which I want to convert into storage.. I understand I need to get planning permission / approval from the local authorities for this as it will convert the vacant underbuild into storage and thus increase my square meters. Others in my urbanisation have gone ahead without planning permission, but I'm keen to proceed legally. There will be no change from the street, just adding a door/windows which are behind my front wall. 

I have drawn up basic plans myself, just need to understand the process and help with the application / language. 

Also is there the equivalent to building regulations in Spain that I need to follow?

Hi Andy,

If you haven't already done so, you need to speak to the architect at your Town Hall.  From what you've described, I think you need an Obras Mayores (Major Works licence) - the Town Hall architect will advise.  If your urbanisation is a "community of owners" you also need to seek permission from the President and/or Administrator.  Are you doing the work yourself or will you be employing builders?  If the latter, larger building firms often have an in-house architect or engineer, who will do the plans and apply for the licence on your behalf.  We used Construfutur in Benijofar - I don't know whether they cover your area, but hopefully other members will be able to make recommendations for builders in your area.

By the way, good on you for doing everything legally.  I've lost count of the times I've advised the need to follow the correct route.  Worst case scenario, Town Halls can place a demolition order on illegal development, but typically it's discovered when a property is in the process of being sold and can cause a sale to fall through if retrospective planning introduces a lengthy delay, as well as a bill for back taxes (up to 4 years) and a fine.

Hi Kim, 

Thanks for your advice. Helpful info to explore. 

My problem is my Spanish... currently limited to food and wine ordering. Understand the risk with proceeding without licences, just need to find a local architect for under €1000. Total project expected to be under €10,000.

I have a couple of builders lined up to quote. 

One did terrace extensions on my property and got the Obras Mayores licence. .

The other builder has done the same underbuild at my neighbours, but without permission and doesn't speak English.
