Hi everyone, I hope you are all safe and healthy. We are looking at apartments in Moraira, and seems quite a few have lowered the asking price. How much room still for negotiation? Is anything selling at the moment?  Thanks for comments.

I don't live in the area but I had a quick scroll through for apartments for sale on Kyero and have only found one reduced in price and it doesn't say when it was reduced. Many sellers place unrealistic values on their properties and they will hang about for months and months with little or no interest. I always keep an eye on my local area and I've become sick of the sight of the same old properties, often described as a new listing when it has been there for at least a year.
I think it is too early to say. In the UK Rightmove had a record day for new listings once they got the go ahead but previously agreed offers are being withdrawn, I even read that mortgage companies were withdrawing offers after exchange of contracts so there is a lot of uncertainty still. Will all those furloughed workers have a job to go back to? If agreements aren't reached between the UK and Spain, how many people will want a holiday home that they will not be able to use for more than 90 days in 180 and will Non Resident tax rise significantly?
Of course a lot will depend on the financial security of the vendor. Some will ride it out and not put them up for sale until prices stabilise whilst some will have taken a huge and unexpected financial hit and will be desperate to offload.
If you get a 10% reduction now, will that look such a good deal in 6 months time?
It's an unprecedented time, taxes are likely to rise to make up for the billions lost both here and in the UK. Will the price of flights make it financially nonviable to make multiple visits? So many unknowns but then they say that fortune favours the brave.
Purely my opinion but I would hold off until the dust starts to settle.

The best "guiding line" is the "Valor medio de mercado" determined for each and every object by the competent "Comunidad Autonoma". All you need is the "Referencia Catstral" or the exact location of the object. See here: http://csi.ha.gva.es/kiosko/valor_bien_urbano.principal?el_idioma=CAST

Decide how much it's worth to you and make that the offer and the seller will decide if its enough for them. There is never any guarantee that prices will not go down or increase in Spain so you have to only pay what you can afford to pay and accept that in the future you may lose money but in the mean time you have the pleasure of owning and using it.
