I am aware that you must obtain a rental Licence and display the licence number visible on the villa. You must install smoke alarms and fire extinguishers. Notify local police names of guests staying in the property for each stay. Submit taxes every three months. Is there anything more? Is there a definitive document relating to this subject.

Hi Philip

First, well done on obtaining you License - takes so long these days!

The plaque can be displayed inside by the main doorway if you prefer.  Other items missed are a fire evacuation plan displayed by main door, list of emergency numbers and tourist information.  An extractor fan over the hob is also a requirement.  If you are on a community you to supply a copy of the community rules.  We also have a fire blanket as well as the fire extinguisher, but the blanket isn't essential.  You also need to have official complaints forms available and display the official sign to say you have them (links for those are in the guide link below).  You will need to have your air con serviced at appropriate times.  On your contract you will also need a GDPR clause to explain what you will do with the personal information you collect about the guests.

Don't forget to ensure your license number is on all your ads, that should include any on social media sites as well.  Your keyholders/cleaners will need to be a registered business or registered as self-employed and should provide you with proper invoices.

Covid is making things difficult at the moment and obviously you need to show you have covid safe practices, and when guests arrive for check-in that covid regulations are followed.  Supplying extra hand soap and a bottle or two of sanitiser is a good idea.  Last year we sent our guests links to current regulations and emailed them any changes with links so while they were there, to ensure we were doing the best we could to keep them informed but also provide a source they could check themselves, especially the rules over mask wearing and info on where they could buy extra masks if needed.

Do you have to abide by these rules if you just rent out for the two summer months. My neighbours rent out every summer for two months and have done for years.

Hi Janette.  If someone rents out to the holiday market at all they need a license.  There are types of short-term lets that are not included in that definition, such as renting  to someone already living in Spain who needs temporary housing, or to someone on a short-term work contract, ie renting to people who are not there for leisure purposes.  But the property needs a Tourist License if rented to people having a holiday, whether for a weekend or up to 90 days, even if the property is used as a residence for 10 months of the year by the owners.
